When planning a home improvement project, most people focus on design, costs, and approvals — but they often miss out on government grants and tax discounts that they’re actually entitled to.
Here are two common examples you should know about:
Works to improve a property for a disabled person - If your project includes certain adaptations to make a home more accessible (for example: installing ramps or modifying bathrooms), these works may be exempt from VAT entirely. This can significantly reduce your overall cost, and it’s designed to make homes more inclusive.
Properties vacant for 2+ years - If you’re bringing a property back into use that’s been empty for more than two years, you don’t have to pay the standard 20% VAT on building work — instead, you may qualify for the reduced rate of 5% VAT. This is a great incentive to restore and revitalise underused homes.
These are just two examples — and there may be more, depending on your circumstances and location.
