The more you know about your property at the start of the design process, the smoother (and quicker!) your home extension or renovation is likely to go.
Here are some key things to check before you meet your designer:
Is your property a listed building?
If so, what category? Listed buildings have strict rules about what you can and can’t change.
Is your property in a conservation area?
This can affect what kind of alterations or materials are allowed.
What are your exact boundary lines?
Knowing where your property ends — and where neighbours’ land begins — is essential.
Are there any shared access routes?
If you share a driveway or path, you may need to preserve access for others.
You can often find this information in your title deeds — but don’t worry if you’re unsure. A good designer can uncover much of this through a desktop study as part of their research.
The earlier you share what you do know, the better — it helps avoid surprises later and keeps your project on track.
